Brief
To source and acquire a substantial family property close to Valbonne with a large area of land. The requirement for a classic ‘edge of village’ situation that is both private yet convenient is a notoriously difficult challenge in the Valbonne area.
Result
After about a year of active search and several ‘false starts’ we agreed a transaction to secure a truly unique house on the edge of Valbonne that met our clients’ requirements but not without having to deal with some highly technical bureaucracy along the way.
Your Unfair Advantage
Our previous experiences with SAFER, a French state institution charged with monitoring the sensible use of agricultural property, was pivotal. SAFER has extensive powers to intervene when land is to be sold and our previous experience enabled us to re-negotiate the agreed price to our clients’ advantage when a substantial portion of the property was earmarked for pre-emption in order maintain its rural aspect as a benefit to the village. This ended as a ‘win win’ for both our clients and the local authority.
