Brief
The client was seeking a family home in the countryside, ideally located within a 30-minute drive of their chosen school. The property needed to offer long-term potential, with scope to create a comfortable and well-suited family residence.
Having been introduced via an existing client, they relied on our expertise to guide them through the process, particularly given the likelihood of acquiring a property requiring substantial improvement.
Result
A country house meeting the location criteria was identified, though it had been largely unoccupied for a number of years and required extensive refurbishment. A comprehensive programme of surveys was undertaken, covering structural and environmental factors including roof condition, asbestos, drainage, timber, damp, and rot.
The findings highlighted significant issues, enabling a substantial renegotiation of the purchase price.
Given the budget did not allow for a full immediate refurbishment, time was invested prior to completion in consulting with specialists and builders. This allowed the client to develop a clear, phased schedule of works, ensuring a structured and manageable approach to upgrading the property post-purchase.
The full process, from introduction to completion, took approximately 18 months.
Your Unfair Advantage
Careful due diligence and access to trusted specialists were key to unlocking this opportunity. By thoroughly investigating the property’s condition, we were able to secure a meaningful price reduction and ensure the client entered the purchase fully informed.
Our ability to coordinate surveys, interpret findings, and connect the client with the right professionals enabled a clear refurbishment strategy to be established before completion—reducing risk and providing confidence in a complex acquisition.
