The client was seeking a family home in the countryside, ideally located within a 30-minute drive of their chosen school. The property needed to offer long-term potential, with scope to create a comfortable and well-suited family residence.

Having been introduced via an existing client, they relied on our expertise to guide them through the process, particularly given the likelihood of acquiring a property requiring substantial improvement.

Result

A country house meeting the location criteria was identified, though it had been largely unoccupied for a number of years and required extensive refurbishment. A comprehensive programme of surveys was undertaken, covering structural and environmental factors including roof condition, asbestos, drainage, timber, damp, and rot.

The findings highlighted significant issues, enabling a substantial renegotiation of the purchase price.

Given the budget did not allow for a full immediate refurbishment, time was invested prior to completion in consulting with specialists and builders. This allowed the client to develop a clear, phased schedule of works, ensuring a structured and manageable approach to upgrading the property post-purchase.

The full process, from introduction to completion, took approximately 18 months.
