Brief
Our clients, a young family, were looking for a family home in West London with a budget of £2–3 million. The brief was for a minimum of five bedrooms, ideally close to or overlooking a park, with the clients happy to consider a property requiring renovation.
Good family space and access to green space were particularly important, making the search focused on houses that could work for them over the longer term.
Result
We secured a family house in W6 with unusually good lateral space arranged over two floors. The property overlooked a park with access to tennis courts and offered the potential for our clients to renovate and adapt the house to suit their needs.
There were competing bids for the property and, although our clients submitted the lower offer, we were able to agree terms as a result of our relationship with the agent and the strength of our clients’ position. From our initial appointment through to completion, the acquisition took five months.
Your Unfair Advantage
In a competitive market, the highest offer does not always secure the property. A buyer’s position, how they are represented and the relationships behind a negotiation can all make a difference.
In this case, our relationship with the selling agent and our ability to present our clients as credible buyers helped secure the house despite a higher competing bid. The result was a well-located family home with the space, outlook and potential our clients had been looking for.
